What Determines Value?

Location within the Baltimore metropolitan area, location within the country and location within the neighborhood.

When comparing properties within the same neighborhood, the following affect market value:

• Size of the house
• Condition of the house
• Number of bedrooms, baths and fireplaces
• Improvements such as new kitchens, baths, skylights, decks, roofs, HVAC systems, windows, etc.
• Additions such as first floor family room, garage, breakfast room
• Size and usability of the lot
• Garage(s), carport and/or off street parking

How Is Value Determine?

It is determined by what a buyer is willing to pay in today's market based on the comparison of your home to others on the market, both here and in other neighborhoods.

What Does Not Affect Value?

• What you paid for your home
• Your remodeling costs
• The amount of cash you need to buy your new home
• What you want for your home
• What I say your home is worth
• What other real estate agents say your home is worth
• What an appraiser said your home was worth
• What the tax assessor said your home was worth
• What your house might have been worth two years ago
